It's a great location since it is just a couple of hours from Philly, and the median home price is still relatively low compared to a lot of popular vacation home spots. There is some indication that the Pcoconos may not remain affordable for that much longer. The median home price in the region jumped from around $150,000 to well over $200,000 during the pandemic, and homes sell very fast.
A top tip from Simon Ru, realtor with over eight years' experience and CEO of Upnest , is to focus on the smaller towns that still offer great value for money: 'There are many small communities with affordable housing and great rental potential, including Emerald Lakes and Mount Pocono. Summer tourism is big in the Poconos, so you can make a lot of money using short-term rental platforms during that time.'

In recent years, more and more Russians are considering Turkey as a country to move to permanent residence. However, before buying a home in Turkey, it is advisable to decide on the choice of city or region, since, unlike the so-called "vacation property", many other factors are taken into account in addition to climate and recreation opportunities.
The cities most in demand - both among Russians and most foreigners - have all the necessary infrastructure (schools, hospitals, shopping centers, etc.) of a certain level, developed transport links and the availability of conditions for doing business. It should also be taken into account that from July 1, 2022, the Turkish government has limited the issuance of new residence permits ("ikamet") in a number of regions, where the share of foreigners should now not exceed 20% of the total population. It is possible to extend a residence permit in Turkey in them, but the probability of obtaining an initial one or re-issuing an existing one in connection with the move is practically zero.
Almost 1,170 regions (whole cities or individual districts) turned out to be on the "black list", and these included many settlements that were previously very popular with people from Russia and other countries of the post-Soviet space. These include the areas of Antalya (Sarysu, Hurma, Liman), Alanya (Mahmutlar, Kargicak, Kestel), Istanbul and Mersin (in the last two cases, the ban affected a number of microdistricts). In this regard, housing prices in the "closed" regions went down, while in the rest they began to grow, and this also needs to be borne in mind.
Even now, after only a few weeks after the entry into force of the restrictions, foreigners who have not had time to obtain a residence permit in the regions from the "black list" are choosing other directions for themselves. At the same time, there are no guarantees that in the foreseeable future the ban will bypass them, so those places where residential real estate is under construction look preferable. Moreover, practice has shown that the construction of commercial facilities will not be long in coming (within 2-3 years), and therefore these locations look the most promising in terms of minimizing the risks for obtaining a residence permit.
Over the past 4-5 years, Antalya, Istanbul, Alanya, Ankara, Mahmutlar, Kemer, Bursa and Bodrum have been in high demand among Russian investors, but now other places have been added to them. So, Izmir, Gazipasa, Canakkale province, Demirtas district in Alanya are called as potentially interesting destinations, although Mersin is most often mentioned - despite the fact that prices here have grown by almost 40% over the year.
Mersin is suitable for potential buyers with a budget of up to 100 thousand US dollars who plan to settle here with their family. In order to obtain a residence permit or Turkish citizenship in exchange for investments, Istanbul and Ankara are most often chosen. For a quiet life in a leisurely rhythm, Antalya, Bodrum, Kemer and Alanya look preferable.
The latter city is considered one of the most "Russian-speaking" in Turkey. Citizens of other states own almost 30% of residential real estate here, and a sixth of them are Russians. There are many immigrants from Russia and other countries of the post-Soviet space in Antalya, which simplifies and speeds up the process of adaptation.
Since June 2022, in all the above cities, where real estate was in high demand among foreigners, the minimum cost of the object required to apply for a residence permit in Turkey has been set. In the case of 30 large settlements, it is 75 thousand US dollars, and for another 50 small municipalities - 50 thousand US dollars.
