Staging a Bedroom for Sale

In this article:

Whether you’re in a 1-bedroom city apartment or a 5-bedroom suburban house, getting your bedrooms in order before listing is a must. There are no rules about how to decorate your bedroom to sell a house for top dollar, but the consensus among designers is that cleanliness and a neutral design are the most important.

Read on for specific tips for staging bedrooms to sell a house.

Bedroom staging tips

No matter the size of the bedroom, your first step is decluttering, depersonalizing and cleaning. And while it may seem like a lot of upfront work, decluttering now means easier packing and moving once the home sells.

Pare down closets

Take a few tips from organizer Marie Kondo and sort items in bedroom closets based on your emotional attachment to them, particularly clothes. As the KonMari method dictates, keep only the items that “spark joy.” If you’re not ready to part with sentimental items, put them in storage or tuck them away in neatly organized bins.

Depersonalize

Buyers want to picture themselves and their families living in the home, so remove personal items like family photos and keepsakes. Replace framed family photos with something more generic, like landscape or architecture images.

It’s also important to remove named decor, like taking kids’ names off the wall and removing monogrammed pillows or towels.

Clean thoroughly

You’re still living in the home, so perfection is unlikely, but bedrooms should look as much like a nice hotel room as possible. If you already vacated the home, stop by regularly to stay on top of dust and dirt.

Here’s a cleaning checklist:

How to stage a master bedroom

Staging a master bedroom can have a big impact, so it’s a good place to start. The buyer will likely be the one using the master bedroom, so impressing them is key.

Use a neutral color scheme

Master bedrooms should appeal to buyers of all genders and ages, as you never know who will become your buyer. Overly feminine or masculine decor, or design that speaks to a very specific aesthetic, can deter buyers who can’t see past it.

Stick to neutral colors like grays, light beiges or whites, and warm things up with accessories like throw pillows and blankets. Add pops of color with greenery, vases, frames or unlit candles. When in doubt, blue makes a great accent color, because it’s soothing and reminiscent of the ocean or a clear blue sky.

Tips for staging a bed

To make a master bedroom feel complete and polished, it’s important to have a headboard, not just a mattress on a metal frame. You can purchase an inexpensive headboard from a local retailer, buy one secondhand or create a headboard as a DIY project.

Linens make your master bedroom feel warm and welcoming. Use crisp white bedding to give the feel of a luxury hotel. If you purchase it new, you can take it to your new home. Make the bed properly with hospital corners, a neat bedspread or duvet, and accent throw pillows.

How to stage a bedroom dresser

Unlike a closet or other built-in storage space, buyers aren’t likely to look inside your dresser, since it’s not included in the sale. But decorate the top of the dresser to add to the overall design of the room.

Use the rule of threes — arranging accessories in odd numbers, which is pleasing to the eye. Options include unlit candles, an empty jewelry box, succulents, a table lamp, books, small frames or fresh flowers.

How to stage a nightstand

Ideally, your master bedroom has enough space to fit a nightstand on each side of the bed. If there’s only space for one, that’s fine too. Just make sure to stage either way.

Opt for bedtime-ready items like a neat stack of books, then accessorize with flowers or a framed generic photo. Store personal items like glasses, medications, CPAP machines, water glasses or retainers. You’ll also want to remove your alarm clock.

Staging a master closet 101

Regardless of the closet’s size, it’s important that it looks spacious, so it should only be about half full. You don’t want buyers to open your closet door and see every square inch crammed full — they’ll think the home is short on storage space.

In addition to paring back on belongings, here are a few other things you can do to stage your master closet.

Invest in organizers

A walk-in closet is wasted space without a closet organizer, and walk-in closets are a big plus. According to a 2018 Zillow analysis, homes with a walk-in closet sold for a 3 percent premium.

At the very least, a large closet should have double rods to make the most of the space. Hang clothes side by side on matching hangers, and remove empty hangers. Use shelf space for nicely folded T-shirts and sweaters.

Sort by category

Group all hanging and folded items by category — shirts, pants, sweaters, etc. If you want to go even further, group items by color, within category.

Clear the hamper

An overflowing hamper is the ultimate closet-staging faux pas. While your home is on the market, expect to do laundry more often than usual and put it away as soon as it’s clean and dry. If you can’t keep the laundry pile under control, opt for a hamper with a cover or lid.

Provide ample light

If you’re lucky enough to have a window in the closet, make sure it’s clean with open curtains so you can let in as much natural light as possible. If you don’t have a window, replace lightbulbs, perhaps adding brighter bulbs. If there’s no lighting at all, hang a battery-operated touch light.

Tips for staging a kid’s room

Staging a kid’s room can be challenging, as they’re usually filled with toys and decorated in a specific way. According to the Zillow Group Consumer Housing Trends Report 2018, 46 percent of recent buyers live with children under 18. That means you’re just about as likely to have a buyer with kids as one without. So, your best bet is staging the room to look as neutral as possible so buyers can visualize the space to suit their needs.

Minimize toys

Store large toys like play tables, doll houses and tents elsewhere, if possible. Allow your kids to fill one lidded basket with the toys they want to use over the next few months, and put everything else in storage. That way, pre-showing cleanup is always fast and easy. Use containers with lids or standing organizers with drawers for smaller toys, and tuck the whole organizer in the closet, if possible.

Neutralize the decor

Painting can be a DIY or a professional job, but no matter who does the painting, pick a neutral tone like gray, beige or off-white. Cover up or remove themes, murals or bright colors. You don’t want buyers to think they’ll need to do a big renovation to make the room fit their needs.

How to stage a small guest bedroom

Guest rooms are often a landing spot for items like unused furniture, toys, crafts, books, luggage and all kinds of other items. But buyers want to see the room as a bedroom, especially if they have a large family or frequently host out-of-town guests. According to the Zillow Group Report, 60 percent of recent buyers said a spare or guest bedroom matters greatly to them.

If you’re using a bedroom for another purpose, consider making it a bedroom again to appeal to buyers looking for a certain number of rooms.

Don’t overcrowd the space

If your guest bedroom is small, remove unnecessary furniture. Just keep a bed, at least one nightstand (ideally two) and a single dresser.

Staging a bedroom with an air mattress

If you don’t have a bed in your guest room, consider an air mattress. Place it on a foldable metal bed frame and dress it as you would a regular mattress, with clean sheets, a neutral bedspread and pillows. You can add a headboard, too, but it’s not a must.

Staging ideas for small rooms

If your guest room is too small for a full- or queen-sized bed and there are already at least two other bedrooms, consider staging a small bedroom as something else, like a home office or a nursery. It’s better than leaving it empty or making it look like a glorified storage space.

8 Staging Tips To Help You Sell Quick

When someone is looking to purchase a home, they’re doing just that – purchasing a home; A place they will live in and be comfortable for a long time.

When you are staging a home, you want to aim for a “homey” feel. You want the person to come in and say “I can see myself living here.”

Arguably the most important room to stage for an open house is the bedroom. Knowing how to stage a bedroom is an art form.

Here are our top 8 best bedroom staging ideas.

1. No Clutter

Absolutely no clutter… anywhere.

Of course, your home’s new buyers will accumulate clutter as we all do. But in the idea of the home they are picturing in their head, they won’t have any clutter. Make this picture-perfect dream closer to reality and remove all or most of the clutter in the bedrooms.

Take a couple of boxes and fill them with your trinkets and random things, tape them up and write “Christmas Decor” on them and stick them in the attic.

Clean, simple, and minimal decorations will work best for staging a bedroom. Keeping some character in the room, but removing the excess that distracts from the room itself.

Store your excess decor in disguised boxes where you keep your seasonal decorations. While you are in that area you can clean that up a bit to show the guests at your open house that there is a lot of storage space in this home.

2. Simple Furniture

While bedroom staging, choose simple modern furniture. Clean lines, matching dressers, and a statement headboard. A headboard is a must-have, even if it’s just for looks!

Check out these DIY headboard ideas if you don’t already have a headboard. Adding a headboard to your guest room will also add some wow-factor to your home.

Having at least one dresser, if not two, in every bedroom is ideal. Nightstands on each side of the beds if possible, and a stool, bench, or chair if there is room.

3. Area Rug

The flooring in your house is extremely important when selling your home. No one wants to buy a home with old, dirty, or outdated flooring.

Bedrooms traditionally have wall-to-wall carpet, although more and more buyers are looking for hardwood floors.

Disguise your wall-to-wall carpets with a strategically placed area rug to give the allusion of a larger room and also make the room look more put together.

Be sure that the area rug you choose is a very different texture and color than the existing carpet. This solid shag rug will add a cozy feeling to your toes in the morning while also looking modern and home-like to your buyers.

4. Perfectly Made Bed

For the ultimate cozy and homey feel, make sure your bed is perfectly made and magazine-worthy.

Add faux luxury on a budget with this All-Season Comforter. Choose a size up from your existing bed for an oversized cloud-like look and feel. Pair it with a pop of color in throw pillows and a throw blanket.

Two to four regular-sized pillows, and up to four additional throw pillows to complete the look. Never exceed 8 pillows for any bed size. If you have more than 8, toss a few on the guest bed while your house is showing as to not distract the prospective buyers.

5. Clean Closets

The people who are viewing your house are going to look everywhere, and I mean everywhere. Closet space is extremely important when purchasing a home.

Clean out your closet and organize it to the best of your abilities. This will make your closet seem bigger and show the buyers how much it can hold.

Consider packing away some of your lesser-used clothing items to make some extra space in your closet while staging for the open house.

6. Add Plants

The bedroom is an area that people don’t always think to add plants to, but it can be the most important room to improve the air quality.  Adding greenery to any room can instantly brighten it up and freshen the air.

Botanical accents are a great way to add pops of color and earthy scents. If you aren’t great at keeping plants alive, grab some fresh flowers at a local florist and place them on the dresser, all the benefits of a plant but less work.

7. Natural Light

Draw the curtains and open the blinds, natural light is the best lighting there is! No matter the room, an opened curtain will sell a house better than a closed one.

You can use a sheer curtain with another curtain on top that is drawn to the side if privacy is a concern.

Install floor-to-ceiling curtains to make the windows appear larger and add the illusion of more height to the room. This is a great trick interior designers use to make the homes they style look more elegant and luxurious.

8. Hide Wires

Exposed wires are not only distracting, but they can also be dangerous, especially if someone is wandering your home and doesn’t know the cord is there. Purchase some neutral-colored cord covers and hide any cords that are traveling throughout your bedrooms.

Any way that you hide wires, make sure that it isn’t a fire hazard. There are heatproof boxes that you can place under the bed to hide power strips in a safe and effective way.

You can also simply remove the wires during the open house or showings and place the wires in a drawer or box for safekeeping until the showing is over.

Staging a Master Bedroom

The master bedroom is the owner’s retreat, especially if they have kids. Make sure the master bedroom is peaceful. White, cream, grey, and blue are the best colors for master bedroom staging.

Keep in mind that neutral colors for walls and pops of colors in accents are the best way to go when staging or decorating a home. This way the look of the room can be easily changed if desired by the new homeowners.

Kids Bedroom Staging Ideas

Kid’s rooms are hard to stage, especially when there is a child currently living in the room! Follow the same bedroom staging tips above to stage your kid’s room but with a few more things in mind.

Let the buyers see that a child lives here, this room can hold all their toys, clothes, and their piles of stuffed animals. Ideally, your child’s room would look so perfect that the buyer could imagine their current or future child living in that room.

Keep the walls a neutral color with the personality of the room coming from the decorations, bedding, and toys. Your 5-year-old girly girl might love the bright pink walls, but not every child will be a fan of that.

If you don’t have kids, you could always borrow some nursery furniture and stage one of your additional rooms as a nursery. For young couples looking to settle down and start a family, this could be a huge factor in choosing your home.

Guest Bedroom Staging Ideas

Feel free to make your guest room be a home office with a futon or pull-out couch. A lot of people are working from home now, and having a home office is a huge bonus. A hybrid guest room and office are better than no office space at all!

Make sure that the furniture all fit in the room nicely, if they don’t it could make the room feel too small. If you have to choose between a guest room and an office for staging purposes, we suggest going with an office if you already have two bedrooms staged.

Need Furniture?

If you need to add some furniture to sell your house, consider borrowing furniture from a friend or family member. Local thrift stores or Habitat Restores will have used furniture for reasonable prices.

Rent couches, TVs, or dressers to dress up certain rooms of your house for the open house. Remember that you are not only selling your house, but you are also selling a home, and you should try to make it as homey as possible for your prospective buyers.

Tips for decorating the bedroom

We spend a third of our lives in a dream, so the bedroom claims the first place in the "hierarchy of rooms" in the apartment.

Tips for choosing a room for the bedroom

If the bedroom is designed for two, then the optimal footage is 9 square meters. m. If the room is smaller, then additional ventilation will be required. The area of the room is also important in the case of choosing a bed. For a single bed (approximately 1x1.8 m), five “squares” are enough, but a double bed (1.5x2 m) will need at least 8 square meters. m.

Also, when choosing a suitable room, one should take into account such a moment as the maximum distance from the most noisy places in the apartment. For example, the same kitchen. In addition, pay attention to where the bedroom windows “look”. If you are a "lark", it is better to choose a room whose windows face east.

But the "owls" who prefer twilight in the mornings should organize a bedroom in a room with windows facing west.

Style: functional

It would be unreasonable to say that this or that style will be preferable for the bedroom. Both classic and high-tech can be comfortable and functional. It all depends on personal preferences, the main thing is to maintain harmony.

Classic. The main features of this style are decorative plaster, wood paneling on the walls or wallpaper, solid board on the floor or parquet (wood-textured laminate on a modest budget), as well as the presence of accessories, including figurines, vases and paintings.

This style of bedroom decoration implies a certain luxury, which can be provided by expensive textiles, massive furniture made of natural wood with carving elements (a large bed with an elegant headboard that would attract the eye), gilding in the finish. At the same time, one of the main conditions is the observance of strict symmetry and unity of the composition.

Rev. Bedroom design in a modern style is the conciseness of geometry, minimalist decor, a combination of artificial and natural materials (for example, wood and chrome elements), asymmetry, as well as the ability to combine old and new. If you decide to decorate your bedroom in modern style, then a modern humidifier will look organic on an antique chest of drawers.

Minimalist . If we talk about impeccability, order and maximum functionality, then it is the bedroom in this style that can be given the highest score on each of these points.

Minimalism was greatly influenced by the Japanese style, interest in which has not faded for many years. The interior in this style is a lot of free space, the predominance of natural tones and natural materials in the decoration, a simple geometry of forms, an almost complete absence of decor, an abundance of light of natural origin and multi-level lighting.

Fusion . Perhaps it was the combination of the incongruous that made this style so popular in Russia. Fusion provides for the possibility of creating a harmonious and holistic interior, which will mix classic and modern, high-tech and Provence details.

Scandinavian style. The main stone in the foundation of this style is environmental friendliness. It is characterized by the use of natural wood of light species, linen curtains, woolen blankets, an abundance of air and light.

Unlike the previous style, hi-tech is the choice of those people who appreciate high technology, ergonomics, no frills and futuristic influences in interior design. This style is also characterized by conciseness of non-standard forms with a minimum of textiles and decor. The main finishing materials are plastic, glass, chrome-plated metal.

Provence - the opposite of hi-tech, this style is preferred by romantic natures. Floral ornaments, the predominance of pastel shades, rough walls and ceilings, artificially aged or antique furniture, homespun cloth, bleached brickwork - all this will create the feeling of being in a provincial town somewhere in the southeast of France.

Don't forget the other rustic s, including American Country, Russian, English or Alpine - each has something to suit your tastes.

For large rooms that will play the role of a bedroom, such stylistic solutions as chalet or loft are suitable. However, if desired, their elements can be easily entered into the interior of any stylistic orientation.

Bedroom zoning

When zoning a bedroom, it is important to consider what additional functions will be assigned to the room. Often in small apartments, the bedroom is also used as a living room.

advice

A popular technique is the division of functional areas using cabinets or shelving, which visually separate the bedroom from the area where the inhabitants of the apartment receive guests.

A podium can also serve as a kind of visual separator: it is enough to raise the bed to a hill. Transforming furniture will also help solve the problem of zoning, the main advantage of which is that during the day it allows you to turn the bedroom into a full-fledged living room.

There are times when a bedroom is also used as an office. At the same time, a place for a working area can be found even in a small bedroom. It is enough to get a rack for documents and books or put a cabinet, the folding door of which forms a table.

No less relevant in our time is the concept of boudoir bedrooms. In simple terms, this is a place where a woman relaxes and can tidy herself up in front of a mirror in a relaxed atmosphere. Often in these bedrooms you can find a dressing table, dressers, bedside tables. Zoning in the boudoir bedroom is carried out with the help of light: in the sleeping area it should be soft and diffused, and in the place where the mirror stands - bright.

Many apartment owners, when decorating a bedroom with their own hands, immediately plan a dressing area, which involves the presence of a wardrobe. When decorating the wall in the bedroom, you can hang a large mirror on it or, more practical, decorate the front of the cabinet with a mirror sheet.

Wall decoration in the bedroom

One of the main trends today is wall painting or wallpapering in different colors. Three walls can be made in one tone, and the one that is the head of the bed can be decorated with ornaments, or photo wallpapers, which are back in fashion.

An almost obligatory condition for the design of a bedroom is an accent wall, which is located behind the head of the bed.

A variety of materials are used for its decoration, including textured plaster, brickwork, wall panels, fabric, decorative stone, art painting, and even bamboo wallpaper. All this will make your bedchamber extraordinary and spectacular.

Color and light

Both the chosen color solutions and lighting play a primary role in the design of a modern bedroom, because they, like nothing else, affect the psycho-emotional state of a person. However, the choice of color depends on many factors - such as the individual preferences of the household, the functional load of the room and the initial data that the developer awarded the room.

The bedroom is a place intended for a serene sleep, so the walls should be decorated in the most calm colors: cream, beige, coffee, white, olive, gray, sand, etc.

light and dark

If light colors help to visually expand the space in a small room, warm dark shades of plum or brown will make a large bedroom cozy. All this color elegance can be diluted with discreet light furniture.

When it comes to bedroom lighting, experts often use the term "sunlight". In other words, this is the correct orientation of window openings in relation to the sunny side. But do not be discouraged if the room you have chosen for the bedroom does not have windows. All issues of decor, as well as your psychological comfort, will help to solve a false window with illumination.

When it comes to bedroom lighting, the emphasis should be on comfort and tranquility. Having thought about how the furniture will be arranged, proceed to develop a plan for the location of lamps, sockets and switches. There is an opinion that in the upper light in the bedroom there is no such urgent need as in other rooms. Yes, you probably won't be using it every day, but if it comes to cleaning or packing before a trip, then a ceiling chandelier will come in handy. If desired, the traditional chandelier can be replaced with spotlights around the perimeter, which will also create favorable lighting.

Remember that each bed should have its own light source. For local illumination, you can use either an ordinary lamp on a bedside table or a night table, or a wall sconce or a directional lamp, which lovers of reading at night will appreciate. Light sources on the dressing table should be placed in pairs at an equal distance from the center, as well as at face level.

tip

The main tip is that the lighting should be fairly bright, but never harsh. This can be achieved by using frosted light bulbs or shades. Also in the bedroom, switches equipped with a voltage regulator are appropriate.

Furniture

The epicenter of every bedroom is, of course, the bed. This key element of the interior should be selected in such a way that the width of the passage between the wall and the side of the bed is at least 50 cm. Usually this gap is enough to put a bedside table. At the same time, it is better to arrange the head of the bed in the same style with the wall behind it.

A compact sliding wardrobe does not take up much space, and its mirrored doors will visually expand the space of even the smallest bedroom. You can add variety to the interior with the help of a chest of drawers or an ottoman. Open shelving or hanging shelves with straight, clean lines will add lightness to the interior, and drawers under the bed will serve as a place to store blankets, blankets and pillows.

Try to make your bedroom space as functional as possible: drawers under the bed are another place to store bed linen and blankets.

Decorating a small bedroom

Unfortunately, few apartments can boast of a large area. But if you approach the issue of choosing one or another bedroom design option creatively and make a little effort, even a small room can be turned into a focus of comfort and style.

  1. First you need to think over the general concept of design and immediately abandon unnecessary details.
