Biggest homes in california

Most Expensive Homes in California

They start at $45 million.

Most Expensive Homes in California

California is home to some of the wealthiest people in the world, thanks to Silicon Valley and Hollywood. When you're making millions upon millions of dollars each year, you get to live in luxury. And the Golden State has lots of luxury.

These are the most expensive homes in California that are on the market. These mansions are located, predictably, in California's most expensive areas and neighborhoods — like Beverly Hills, Bel-Air, Holmby Hills and other parts of Los Angeles, as well as ritzy areas like Montecito and Malibu.

You'll find homes with indoor pools, mansions that have over 40,000 square feet of living space, insanely expensive pools, enormous bathrooms and enough marble to fill a quarry. Some are so over the top you probably wouldn't want to live there. Others are just downright awesome.

20. Holmby Hills Estate

Price: $45 million

Location: Los Angeles

Bedrooms: 7

Bathrooms: 12

Square footage: 19,900

Acres: 1. 54

Bottom Line: Holmby Hills Estate

Inspired by European design, Holmby Hills Estate is all about making a grand entrance. From the moment you step inside, you're greeted by the home's two-story atrium and ridiculously extravagant winding butterfly staircase.

While the estate has plenty of regal features, like a rounded master bath that's surrounded by garden view windows, the real European influence is outside. The estate's well-manicured lawns feature a pool, leveled gardens, and a stone gazebo.

It's also available to rent at $125,000 per month. Peanuts, really.

19. Villa St. Pierre

Price: $46 million

Location: Los Angeles

Bedrooms: 8

Bathrooms: 20

Square footage: 36,000

Acres: 1.1

Bottom Line: Villa St. Pierre

This mansion was built in 1927, but you wouldn't know it today. That's because the 36,000-square-foot home underwent a 20,000-square-foot remodel in 2018.

Now functioning as a resort-style Mediterranean estate, Villa St. Pierre features a nightclub-style lounge, home theater with tiered seating, a bowling alley, full gym, racquetball court and a massive, Turkish-style indoor pool with spa.

18. The Orum House

Price: $49 million

Location: Los Angeles

Bedrooms: 9

Bathrooms: 15

Square footage: 18, 850

Acres: 1.6

Bottom Line: The Orum House

The Orum House is a modern glass-and-steel masterpiece designed for entertaining. The home includes two master suites, nine bedrooms, plenty of entertaining spaces, and parking for 30 cars.

Guests can spend their days in the in-house wellness center or lounging in the LED-lit pool and their nights relaxing by one of several modern firepits. The house was designed to "float above its surroundings" and wrap it in glass, according to the listing.

17. Slice of Bali

Price: $52 million

Location: Malibu

Bedrooms: 5

Bathrooms: 5.5

Square footage: 10,000

Acres: 1.22

Bottom Line: Slice of Bali

This impressive 10,000-square-foot house is decked out with teak wood and Bali architectural design features. Crafted with a U-shaped design, the house wraps around a reflecting pool, and nearly every room opens to this awesome feature.

There are so many Indonesian-inspired features, like the intricate, hand-carved wood arches in the bathroom, the dozens of beautiful hanging light fixtures, and the dark wood-beamed ceilings throughout.

Also impressive is the library, which has deeply coffered, antique wood ceilings.

16. Bella Vista Polo Ranch

Price: $55 million

Location: Montecito

Bedrooms: 11

Bathrooms: 14

Square footage: 43,000

Acres: 20

Bottom Line: Bella Vista Polo Ranch

This ridiculously large Mediterranean-style mansion is crammed with Georgian features, as well as every modern bell and whistle you can imagine.

Built in 2005, the mansion includes a breakfast room, library, 5,000-bottle wine cellar and tasting room, a 20-seat movie theater, gym, sports bar, a 200-person ballroom with men's and women's bathrooms, a salon and a sports bar.

This place is ridiculously over the top. Outside on the 20 acres, you'll find a driving range, horse trails, duck ponds, a butterfly garden and an Argentinian barbeque grill.

15. Tower Grove Mansion

Price: $58 million

Location: Beverly Hills

Bedrooms: 9

Bathrooms: 12

Square footage: 14,500

Acres: 1.11

Bottom Line: Tower Grove Mansion

This mansion on Tower Grove in Beverly Hills is a spec house built in the popular, ultra-modern, open-floorplan design that seems to be popping up on any spare parcel of land in wealthy Los Angeles neighborhoods.

Notably, this mansion is split by a wide stairwell in the back, which divides two pools. Except it doesn't, really, because the pools are connected via a "transparent water bridge," allowing you to swim from one end of the property to the other. Now that's wild.

14. The Glazer Estate

Price: $59 million

Location: Beverly Hills

Bedrooms: 6

Bathrooms: 8.5

Square footage: 27,470

Acres: 1.65

Bottom Line: The Glazer Estate

The Glazer Estate was designed for entertaining and inspired by nature. With the ability to hold more than 1,000 visitors at once, the home primarily consists of large, open entertaining spaces.

To give it a modern feel, the architect included wall-to-wall windows in nearly every room. (Seriously, there is a scary amount of glass in this home. Don't throw stones.) The estate also has several nature-inspired amenities like a massive atrium and something called a "water lounge," which is surrounded by ponds on all sides.

What is it? Who knows. Do we want it? Yeah, we do.

13. English Estate

Price: $59.5 million

Location: Beverly Hills

Bedrooms: 5

Bathrooms: 7.5

Square footage: 16,439

Acres: 3

Bottom Line: English Estate

This English-style estate features an impressive Georgian, paneled-library with several fireplaces and just tons of little classic details.

Also noteworthy: The interiors were designed by Michael S. Smith, who gave the White House a makeover in 2008.

The grounds of the estate are truly breathtaking, with perfectly manicured gardens, tree-shaded pathways and excellent stone and brickwork by the pool.

11. Art Gallery on Mapleton (Tie)

Price: $65 million

Location: Beverly Hills

Bedrooms: 9

Bathrooms: 10.5

Square footage: 30,000

Acres: 1. 1

Bottom Line: Art Gallery on Mapleton

Inspired by the iconic Reina Sofia museum in Madrid, this home was designed entirely to showcase the owner's ridiculously large private art collection. Massive vaulted ceilings, high walls and an open second floor were crafted to feature canvases both large and small.

You really do feel like you're in a museum within this imposing property, but it isn't all for show. The home also features a media room fit for a small crowd and plenty of entertaining spaces.

Just don't drink around the paintings.

11. SAOTA Modern In Beverly Hills (Tie)

Price: $65 million

Location: Beverly Hills

Bedrooms: 7

Bathrooms: 14

Square footage: 18,169

Acres: 0.57

Bottom Line: SAOTA Modern in Beverly Hills

Designed by  SAOTA, this modern piece of architecture is a work of art. The main entrance includes a glass walkway leading to an impressive foyer, and nearly every room has wall-to-wall windows featuring views of Los Angeles below.

The home has loads of amenities and unusual features like a striking, solid black marble spiral staircase. But the truly unexpected bit is the central, interior courtyard. A 20-foot cascading waterfall sits behind a 150-year old Mediterranean olive tree that was shipped from Italy.

10. Mira Vista

Price: $72.5 million

Location: Montecito

Bedrooms: 10

Bathrooms: 8.5

Square footage: 13,779

Acres:  28

Bottom Line: Mira Vista

Mira Vista is an impressive, brazenly designed country ranch-style home with bright interiors that were influenced by Dorothy Draper. The estate boasts 16-foot ceilings, huge master closets, several fireplaces and a 50-foot pool outside.

The big reason for this hefty price tag, though, is the 28 acres of property of prime Montecito real estate, as well as not one, not two, but three separate houses on the house.

Also included is a four-stall barn, a horse riding ring, an equipment shed and tack room.

8. Brooklawn Estate: (Tie)

Price: $75 million

Location: Los Angeles

Bedrooms: 13

Bathrooms: 12.5

Square footage: 15,011

Acres: 2.55

Bottom Line: Brooklawn Estate

Designed by Paul R. Williams, Brooklawn Estate has a classic regency style you'd expect to find in the English countryside, not Los Angeles. Every room is well-designed, traditional and has classic English Georgian features.

Bedrooms feature sweeping garden views, and the living spaces are designed with family in mind. Take the circular, glassed-in breakfast room, for example, which overlooks the garden.

Outside, the British Regency feel continues with expertly manicured gardens and small ponds. There's a sunken tennis court on the property as well.

8. Malibu Mid-Century Modern (Tie)

Price: $75 million

Location: Malibu

Bedrooms: 5

Bathrooms: 6. 5

Square footage: 10,500

Acres: 24

Bottom Line: Malibu Mid-Century Modern

This mid-century modern house is brand-new and is set on a 2.6-acre bluff, providing sweeping, dramatic views of the ocean.

Almost every single living space of the single-floor house opens up to a 98-foot infinity pool outside, providing for a true indoor/outdoor, swim-anytime lifestyle.

7. Unica

Price: $78 million

Location: Los Angeles

Bedrooms: 8

Bathrooms: 25

Square footage: 58,719

Acres: 1.3

Bottom Line: Unica

This sprawling, Spanish-style villa is literally packed with high-tech features. Outside, there's a weather-proof Samsung wall and a full outdoor kitchen. Inside, there's a state-of-the-art theater room, recording studio, wellness center and indoor, LED-lit lap pool.

And don't worry. This is Los Angeles, so there are a ton of amenities, too. That includes an indoor basketball court, auto gallery with space for 20 or more vehicles, a top-of-the-line wine cellar, a full bar and an outdoor theater.

The entire home is also equipped with circadian rhythm lighting, so you know exactly when to hit the hay. Or in this case, a really expensive bed.

It's also up for rent at $500,000 a month.

6. Beverly Hills Chateau

Price: $79 million

Location: Beverly Hills

Bedrooms: 11

Bathrooms: 16

Square footage: 24,977

Acres: 1.54

Bottom Line: Beverly Hills Chateau

This home was designed in the style of French aristocracy on the outside, and the inside is solidly Beverly Hills.

The estate features a large atrium with domed ceiling, sweeping double staircase, and massive wet bar.

There's even an indoor pool and a grand ballroom. Built-in 2012 in the classic 1920s style, the massive house is the perfect spot for year-round fun and entertaining.

5. Wallingford Estate

Price: $85 million

Location: Beverly Hills

Bedrooms: 12

Bathrooms: 24

Square footage: 38,000

Acres: 5.2

Bottom Line: Wallingford Estate

The Wallingford Estate was designed for sport's enthusiasts. The home includes its own private sports complex, complete with a gym, basketball court, a full-size boxing ring and a pickleball court.

At the end of the day, guests can unwind with a massage in the private massage room with marble-wrapped beams or visit the in-house sports bar and lounge (complete with TVs). Of course, the outside of the property has a sports theme as well, featuring Beverly Hills' largest zero edge pool — or so the listing claims.

4. 908 Bel-Air

Price: $99 million

Location: Bel-Air

Bedrooms: 9

Bathrooms: 20

Square footage: 34,000

Acres: 1. 16

Bottom Line: 908 Bel-Air

908 Bel-Air is a modern spec house with over-the-top features fitting for brand-new mansions designed for the Los Angeles uber-rich.

The estate features 29-foot ceilings in the entryway, a 90-foot geometric infinity pool, a living garden wall, floating glass staircases, a massive bar, wine cellar, marble-slathered spa room and walls of glass for days.

3. Pierce Brosnan's House

Price: $100 million

Location: Malibu

Bedrooms: 5

Bathrooms: 14

Square footage: 12,500

Acres: 1.18 acres

Bottom Line: Pierce Brosnan's House

Yep, this the home of 007 himself, Pierce Brosnan.

The U-shaped home is set on 1.18 acres and has 117 feet of beachfront bliss. He bought the property with his wife Keely Shaye, in the early 2000s, and it took 10 years to build. With tons of Southeast Asian-style architectural details, Brosnan calls the home Orchid House.

If you want to take an in-depth tour of Brosnan's home and its history, check out our feature.

2. Green Gables

Price: $135 million

Location: Woodside

Bedrooms: 32

Bathrooms: 26

Square footage: N/A

Acres: 74

Bottom Line: Green Gables

Green Gables has long been one of California's most expensive homes. This 74-acre estate was built in 1911 and retains all of the early 20th century's charm — at least, as far as we can tell. The house has been on the market for a long while, but there are only a few interior photos of the home.

But there's a whole lot to look at and appreciate on the outside. The grounds are flush with mature oaks, wooded trails, vegetable gardens, rose gardens, and an immense and stately pool topped with Roman pillars.

1. Steve Wynn's House

Price: $115 million

Location: Beverly Hills

Bedrooms: 11

Bathrooms: 14. 5

Square footage: 27,150

Acres: 2.69

Bottom Line: Steve Wynn's House

When you think of late 1990s Beverly Hills opulence, you're probably picturing this estate. Designed by William Hablinski, this post-modern doesn't just have a classic West Coast appearance, it also has all the classic Beverly Hills amenities.

There's a media room, spa suite, full-service gym, tennis court, and, of course, wine room. Of course, there's also plenty of room for staff, including a three-bedroom suite for the kitchen team and two security team bedrooms with a kitchenette. And check out those colors — it's a place fit for Superman, if Superman decided to cash in on his fame. Though Superman doesn't live here.

Currently, this home is the most expensive house for sale in California. It's owned by billionaire Steve Wynn, a real estate mogul and resort magnate. He was hit with sexual misconduct allegations and resigned from his CEO position at Wynn Resorts in 2018.

The 5 Largest Mansions In Los Angeles

Los Angeles has some of the most fabulous mansions in the entire world. The Platinum Triangle of Beverly Hills, Bel Air, and the Holmby Hills possess remarkable collection of estates, many exceeding 10,000 square feet and $10 million in value.

The following five homes stand out even in this rarified air. All are larger than 35,000 square feet and are worth who knows what — the smallest on this list was once listed for sale for $125 million.

So let’s get to it — the five largest estates in the Los Angeles area:

1. The Spelling Manor

594 S. Mapelton Drive, Holmby Hills

The Spelling Manor

The Spelling Manor is a regular stop on our star homes tours and was built by uber-producer Aaron Spelling, the creator of a boggling array of Hollywood TV shows including Charlie’s Angels, the Love Boat, Fantasy Island, Dynasty, Beverly Hills 90210 and Charmed. He purchased the Bing Crosby’s former estate on the 6-acre property and demolished it to build the largest house in Los Angeles County. It has 56,500 square feet, 17 bedrooms, 30 bathrooms, a bowling alley, a 100-car garage, and entire floor devoted to closets.

Daughter Tori grew up here and Aaron hired the University of Southern California marching band to play here for her 8th grade graduation. After his death, his wife Candy decided to “downsize” to a 20,000 foot condo in Century City.

She listed the estate for $150 million, and after 2 years it finally sold for $85 million in cash to Petra Ecclestone, the 22-year-old daughter of Formula 1 magnate Bernie Ecclestone. She considered a number of other estates, including #5 on this list, but she settled on the Spelling Manor because she felt — wait for it — that this was more of a “family home.”

2. The Pritzker Estate, Beverly Hills

1261 Angelo Drive

The Pritzker Estate

Second is the Pritzker Estate in Beverly Hills, owned by Anthony Pritzker, an heir to the Hyatt Hotels fortune. The main house sports 49,300 square feet, and the compound has has a two-level basement, bowling alley, game room, bar, media library, hairdressing area, gym, and an arts and crafts room. The total of all buildings is over 53,000 square feet.

3. Le Belvedere, Bel Air

630 Nimes Road

Le Belvedere in Bel Air

We also pass this estate on some of our Los Angeles tours and it’s one of my favorites. Mohammed Hadid, the ex-husband of Real Housewife of Beverly Hills Yolanda and friend of Lisa Vanderpump, built this house on a 2.2 acre lot just down the street from Liz Taylor’s former home.

Screening room of Le Belvedere in Los Angeles.

It is a spare-no-expense masterpiece of high quality construction and old-world taste. It has 48,000 square feet, 10 bedrooms, 14 baths, and is rumored to have a construction cost of $59 million. The amenities include a 5,000 bottle wine cellar, a Moroccan room, a professional screening room, 19 fireplaces, and an elevator.

Hadid used to design 5-star hotels, and it looks like he’s brought this skill to mega-mansions. He recently sold a 35,000 square foot estate he built next door to the Beverly Hills Hotel for $58 million.

4. Alagem Residence, Bel Air

457 Bel Air Road

Alagem Estate

Just down the street lies the home of Packard Bell founder Beny Alagem, who now owns the Beverly Hilton Hotel. It as 6 bedrooms, 10 bathrooms, and 45,891 square feet on about 4 acres.

5. Fleur de Lys, Holmby Hills

350 N Carolwood Drive

Fleur de Lys in Los Angeles

One of the true trophy homes in Los Angeles, Fleur de Lys has 12 bedrooms and 15 bathrooms in its 35,000 square feet. Owned by the real-estate owning Saperstein family, it has been on and off the markets for the past seven years. This was the second choice of Petra Ecclestone when she ultimately bought the Spelling Manor — it’s believed she balked at the $125 listing price. It finally sold in Spring of 2014 for $105 million CASH to an unknown buyer.

“Honey, I’m home!”

It is truly a European palace — it has marble walls, limestone floors and plenty of gold embossing everywhere. It includes a cinema-style 50-seat movie theater, two kitchens, a ballroom, gym, and a pool house.
