The world is on the verge of a house-price slump. Increasing mortgage rates have sparked a downturn in the cost of abodes across the globe. In fact, house prices are now falling in nine rich economies, according to The Economist. The trend is especially noticeable when looking at the Most Expensive Homes lists we compile annually here at Robb Report. Last year, the priciest property in the world was a $532 million villa in Rome. This year, it’s a $250 million penthouse near Central Park in New York. That’s quite a significant monetary drop for the pad in top spot.

It’s not all doom and gloom, of course. The price drops in America are small so far. The caliber of luxury properties has not waned, nor has the wealthy’s penchant for big-ticket purchases. The pandemic has made ultrahigh-net-worth buyers more interested in acquiring sprawling legacy estates with oodles of space. This smart and sophisticated set also understands that real estate is still one of the best hedges against rising inflation. Here, you’ll find 25 of the most expensive homes currently on the market around the world that could make excellent investments.

The world's most expensive houses, on Sotheby's listings anyway, are a diverse group of properties. They range from state-of-the-art villas in the bustling but beautiful South of France to vast, isolated wineries in the USA. And while not every aspect of each of them is to everyone's tastes, each is extraordinarily beautiful in its own way and each has two things in common with the others: plenty of outside space and views to die for – both vitally important to all of us during the ongoing pandemic.

We spend much of our time seeking out the world's best homes, and while 'expensive' doesn't always necessarily equate to 'best', we can say with some confidence that the locations, amenities and gardens of these homes are some of the most stunning we have ever seen. Enjoy.

10. 18-19 Kensington Palace Gardens, London, UK

This London address is known as "Millionaire's Row" and some of the richest people in the world live here in the most expensive homes. 18-19 Kensington Palace Garden is also home to Indian businessman and billionaire Lakshmi Mittal, CEO of ArcelorMittal, the world's largest steel company.

In his 1,370 sq. m. has 12 bedrooms, Turkish baths and an indoor pool. Mittal purchased this beautiful estate for $117 million.

9. Pinnacle, Montana, USA

Pinnacle Mansion is the most expensive home in the elite residential community of Yellowstone Club. It is owned by real estate mogul Tim Blixseth, who is also the co-founder of the Yellowstone Club. Pinnacle Estate is the largest in the area and boasts a private ski lift, gym, wine cellar, heated floors and multiple pools.

This estate is the epitome of luxury among many other less expensive but super-wealthy homes and is valued at $155 million.

8. Hearst Castle, California, USA

This multi-million dollar California mansion has been home to famous figures such as Jackie Kennedy, Clark Gable and Winston Churchill, and served as a film set for the iconic film " Godfather".

Named after its previous owner, newspaper magnate William Randolph Hearst, this house is one huge mansion surrounded by three spacious guest houses. The estate is now owned by the California Park System, and visitors are allowed to walk around it for a small fee and feel the opulence and luxury. Hearst Castle is valued at 195 million dollars.

7. Ellison Estate, California, USA

Oracle owner and co-founder Larry Ellison built his exquisite 60 sq. km back in 2004. With 10 luxurious buildings, a koi pond, a bathhouse and a tea house, this Japanese-style estate is nestled in natural beauty.

The mansion was inspired by a 16th century Japanese imperial palace and has an artificial lake of 9300 sq. m. Ellison's estate is estimated at $ 200 million.

6. Fairfield Pond, New York, USA

Fairfield Pond is owned by Ira Rennert, owner of the Renco group, and is considered the most valuable property in the United States of America. Spread over 260,000 sq. m, there are 29 bedrooms, 39 bathrooms, a squash court, a bowling alley, a basketball court, tennis courts and several swimming pools.

This mansion also features a 28m long dining room and a $150,000 hot tub for you to soak up the luxurious surroundings. Today the estate is valued at $248.5 million.

5. Tour Odeon Penthouse, Monaco

This 5-storey luxury penthouse stretches from the 45th to the 49th floor of the 49-storey Tour Odeon skyscraper in luxurious Monaco. The apartment rises above the beautiful sapphire Mediterranean Sea and offers spectacular 360-degree views of the stunning coastline of Monaco. 2. Antilia: Mumbai, India

Owned by India's richest businessman Mukesh Ambani and built on one of the world's most expensive locations, Altamount Road, Antilia is a real estate marvel. The 27-story skyscraper has high ceilings, 6 floors of parking, 3 helipads, a full-floor ballroom, a private health club, and 600 housekeepers to maintain order in this huge house.

House of 37,160 sq. m today is valued at more than $ 1 billion, making it the second most expensive home in the world.

1. Buckingham Palace: London, UK

With over 19 state rooms, 188 staff rooms, 78 bathrooms, 92 offices, 52 royal suites - a total of 775 rooms, Buckingham Palace is not only the most expensive, but also one of the largest houses in the world. This real estate gem was purchased in 1761 by George III and converted into a palace in 1820 by his son George IV.

Formerly owned by the British sovereign, the palace is now valued at $1.55 billion.

Houses in movies have a completely different function than houses in reality. Of course, we do not omit the question of their practicality - they walk and jump on them in the same way as in life, but they do not live permanently. The more important purpose of the interiors of houses and stages is to convey the message of the film itself, to enhance a certain atmosphere that the directors want to convey to the viewer or to complement the personality of the characters.

The best example of this is Crazy Rich Asians by John M. Chu. The film tells the story of Rachel Chu, an American woman who meets her boyfriend's family and realizes that they are the richest people in Singapore. How much, you ask? Imagine the people renting out Michelle and Barack Obama's houses in Singapore. In other words, these people are the leading developers in Singapore and understand luxury real estate better than many. So where will the super rich family of Nick, the real estate mogul, live? The house depicted as Eleanor Young's Singaporean house in the movie " Crazy Rich Asians " is actually a B-land house located in the jungle outside of Kuala Lumpur. The stunning architectural residence was designed by Canadian architect Stephanie Megan, whose family has lived in this house for more than 6 years, and she did it very, very well.

The modern dwelling was built on stilts among the treetops on a jungle hillside and has 6 bedrooms. The house consists of three pavilions at different levels connected by a glass walled bridge and 7 stairs required for vertical connection due to the slope. Not a house, but a fortress.

And, while the B-land house definitely has the potential to be the best in a film about the country of the mega-rich, this is another family mansion that stands out as the ultimate symbol of status and wealth and is where the family matriarch lives. Interesting? Further is better.

Grandma Nick's Palace

Grandma Nick lives in Yang's ancestral mansion, which we see in all its glory. In the film, it is located on the territory of a huge estate, surrounded by many acres of hills and beautiful gardens. But in Singapore there are no houses surrounded by so many plants, and the authors got out - the house was inserted into the background of the Singapore Botanical Garden. The house as it appears in the movie was actually filmed in two abandoned mansions: the Karkosa Seri Negara hotel in the botanical garden and the Perdana in Kuala Lumpur. The interior scenes were filmed in one building and the exterior scenes in another.
