A Mid-Century Modern Apartment Makeover

New Yorkers are always on the prowl for innovative ways to make the most of the space they have. An upper east side couple, challenged with a slightly narrow L shaped apartment sought out Decor Aid’s help to make the most of their Manhattan condo. Paired with one of our senior designer, Kimberly P., we learned that the clients wanted a space that looked beautiful, comfortable and also packed with functionality for everyday living. “Immediately upon seeing the space, I knew that we needed to create a narrative that allowed the design to control how you moved through the space,” reports Kimberly, senior interior designer. After surveying each room and learning a bit more about their personal style, we started with the living room remodel. It was clear that the couple wanted to infuse mid-century modern into the design plan. Sourcing the Room & Board Jasper Sofa with its narrow arms and tapered legs, it offered the mid-century look, with the modern comfort the clients are used to. Velvet accent pillows from West Elm and Crate & Barrel add pops of colors but also a subtle touch of luxury, while framed pictures from the couple’s honeymoon personalize the space. Moving to the dining room next, Kimberly decided to add a blue accent wall to emphasize the Horchow two piece Percussion framed art that was to be the focal point of the dining area. The Seno sideboard from Article perfectly accentuated the mid-century style the clients loved while providing much-needed storage space. The palette used throughout both rooms were very New York style, grays, blues, beiges, and whites, to add depth, Kimberly sourced decorative pieces in a mixture of different metals. “The artwork above their bureau in the bedroom is photographs that her father took,” Moving into the bedroom renovation, our designer made sure to continue to stick to the client’s style preference while once again creating a personalized, warm and comforting space by including the photographs taken by the client’s father. The Avery bed added texture and complimented the other colors in the room, while a hidden drawer at the foot pulls out for attached storage, which thrilled the clients. A deco-inspired Faceted mirror from West Elm was a perfect addition to the bedroom due to the illusion of space it provides. The result was a bedroom that was full of mid-century design, personality, and area so they can freely move around. The project resulted in the form of a layered mid-century modern design with touches of luxury but a space that can not only be lived in but serves as an extension of the people who live there. Our designer was able to take a very narrowly shaped Manhattan apartment and revamp it into a spacious home that is great for sophisticated entertaining or comfortably lazy nights in.

We designed this cosy grey family kitchen with reclaimed timber and elegant brass finishes, to work better with our clients’ style of living. We created this new space by knocking down an internal wall, to greatly improve the flow between the two rooms. Our clients came to us with the vision of creating a better functioning kitchen with more storage for their growing family. We were challenged to design a more cost-effective space after the clients received some architectural plans which they thought were unnecessary. Storage and open space were at the forefront of this design. Previously, this space was two rooms, separated by a wall. We knocked through to open up the kitchen and create a more communal family living area. Additionally, we knocked through into the area under the stairs to make room for an integrated fridge freezer. The kitchen features reclaimed iroko timber throughout. The wood is reclaimed from old school lab benches, with the graffiti sanded away to reveal the beautiful grain underneath. It’s exciting when a kitchen has a story to tell. This unique timber unites the two zones, and is seen in the worktops, homework desk and shelving. Our clients had two growing children and wanted a space for them to sit and do their homework. As a result of the lack of space in the previous room, we designed a homework bench to fit between two bespoke units. Due to lockdown, the clients children had spent most of the year in the dining room completing their school work. They lacked space and had limited storage for the children’s belongings. By creating a homework bench, we gave the family back their dining area, and the units on either side are valuable storage space. Additionally, the clients are now able to help their children with their work whilst cooking at the same time. This is a hugely important benefit of this multi-functional space. The beautiful tiled splashback is the focal point of the kitchen. The combination of the teal and vibrant yellow into the muted colour palette brightens the room and ties together all of the brass accessories. Golden tones combined with the dark timber give the kitchen a cosy ambiance, creating a relaxing family space. The end result is a beautiful new family kitchen-diner. The transformation made by knocking through has been enormous, with the reclaimed timber and elegant brass elements the stars of the kitchen. We hope that it will provide the family with a warm and homely space for many years to come.

What to bring from London - ideas for gifts and souvenirs

These are the favorite accessories of the inhabitants of the English capital, where the weather is very capricious. There are even workshops where umbrellas are made by hand. There are over 100 universities in the UK. They have hundreds of thousands of international students. And their number is growing from year to year. At the same time, British universities do not have enough housing to accommodate everyone.

As a result of this imbalance, commercial proposals began to appear for the construction of student dormitories. The developer constructs a building that meets educational standards and enters into an agreement with the manager (or creates such a company himself), who will look for tenants.

Private investors are offered to buy out part of the project – one or more apartments/rooms. In addition to real estate, there is a management contract that removes all operational worries from the owner and guarantees him a certain income for several years.

Offer

There are many projects. Student housing is built, as a rule, in cities with the most popular universities in the country - for example, in Manchester, Liverpool, Sheffield.

In the area where these multi-apartment residential complexes for students are located, there is a developed infrastructure: transport, cafes, supermarkets - everything is nearby.

You can buy apartments both in commissioned houses and in houses under construction. But experts note that ready-made options are more difficult to find and they will be noticeably more expensive.

“Investors are more likely to sell objects in the early stages of construction. Sometimes even at the project stage, before the start of work, - explains Kira Gramina, specialist in sales of facilities in the UK at Experto IG. “Because the prices at the start of sales are as low as possible.”

The essence of the scheme

The purchase procedure is standard - it does not differ from the purchase of an apartment in an ordinary apartment building. There are some nuances. About them below.

So, the investor buys an apartment or studio with a guaranteed return. The sale is carried out either directly from the developer or through investment companies. The latter cooperate with developers and companies that provide further management - attract tenants and resolve all operational issues. Often the management company is one of the divisions of the developer.

Student housing is purchased on the basis of a leasehold agreement (long-term lease). Ownership in this case corresponds to the ownership of apartments in an apartment building. The lease term can be different: 125 years or even 999 years. Depends on the project.

“Only freestanding buildings are purchased in freehold. For example, a townhouse where the ground floor is commercial and the upper floors are apartments, or a cottage with a land plot,” explains Tatyana Shaposhnikova, Managing Director and Senior Associate at RSL-LAW.

Every real estate transaction (any!) in the UK is accompanied by local licensed lawyers. It is they who know and will tell you what you need to pay attention to in order to avoid risks. Although the process of paperwork is standard and includes three main stages:

stage of the preliminary contract, when the seller, property and title ownership are checked;
contract exchange - at this stage, lawyers inform the client about the results of the checks, a contract of sale is drawn up and agreed between the parties, and, as a rule, 10% is paid by the client as a deposit;
the final stage, which is accompanied by the payment of the balance of the purchase price and receipt of a document confirming the transfer of ownership.

You can buy an object both for your own and borrowed funds. Loans are issued to foreign investors in the UK. A positive decision of the bank, according to Tatyana Shaposhnikova, will depend on the applicant's immigration status, credit history and the availability of assets that the applicant will be willing to offer as security, including the property being purchased.

Entry threshold

Prices for student apartments on average start from 70-80 thousand pounds. As a rule, this is how much a room in a new house with a combined bathroom costs, with an area not exceeding 20 square meters. m. All other amenities, such as a kitchen-dining room, a gym and a lounge area, are common. The furniture in it is standard, provided by the developer's project and included in the price.

Do not forget about the related basic expenses. They are comparable to spending when buying a standard apartment. Stamp duty, land registry registration fee, legal services, management services. All these indicators depend on the cost of the object and the hours of work of lawyers.

Profitability

The level of income depends on the conditions of each project. But on average, the guaranteed income is about 5-6% (rarely up to 7%). The average contract term is five years.

Shared kitchen and dining area in a student housing complex

Another typical offer: a new residential complex in Liverpool. The six-story complex is located within walking distance from the city center and a ten-minute walk from the railway station. In the project, only studios with an area of 14 to 18 square meters. m and cost from 49£950 to £57,950. They are modern and furnished. Lounge areas and a fully equipped kitchen are shared. The management company promises a guaranteed net income of 9% for two years. At the same time, you do not need to pay for the "communal".

Legal basis

When purchasing such rooms, be aware of the restrictions on use. All of them are written in contracts for ownership and management. “It is possible to imagine the structure of the contract in a very general way as: the rights and obligations of both parties (the management company and the owner), other obligations and the procedure for compensation,” says Tatyana Shaposhnikova.
